Booking a Month in Tokyo? Look Beyond the Nightly Rate
Multiplied the nightly rate by 30, only to receive a different quote? Check the dates, added charges and payment schedule before choosing your Tokyo apartment.
Written by Hive Heaven

You multiply the advertised nightly rate by 30, then the quote arrives with a different total. Before crossing the room off your list, put the dates, guest numbers and extra charges side by side. The number you need is the amount payable for your own stay.
Put the two quotes next to each other. Start with the totals, then work back through the charges.

Why is daily rate times 30 not enough?
The advertised rate may be for another room or a longer stay. Look for cleaning, management and utility charges, then check whether the quote counts nights, calendar days or a fixed period. Two offers described as monthly may not cover the same dates. Match the dates and guests before comparing the totals.
How can you compare two quotes fairly?
Suppose A lists ¥240,000 for accommodation, then adds ¥30,000 in mandatory charges, bringing the total to ¥270,000. B quotes ¥260,000 with its mandatory charges already included. Stopping at A’s first figure would make it look cheaper. These are examples, not live offers; you will also want to compare the rooms, services and change or cancellation terms.

Where does a deposit belong?
Give any deposit its own line in your budget. Note when it is due, what may be deducted and when the balance is returned. Even refundable money may be unavailable during the trip. Keep the room charge and optional services on separate lines, with a payment date beside each, so you can see what you need on booking day and what comes later.

How should you read a HIVEN proposal?
Keep the HIVEN listing open beside the quote and final payment summary. If a line for utilities, internet or cleaning is unclear, use its name in your question: “Is this included in the total, and when is it payable?” Save the quote with the date you received it and ask for it to be reconfirmed if you decide to book later.
Frequently asked questions
Is the lowest daily rate the cheapest option?
Not necessarily. Compare the full amount for the same dates and number of guests.
Do all monthly apartments charge cleaning fees?
No. Some include cleaning, while others charge separately or offer it as an optional service.
Should a deposit count in my budget?
Separate it from final expenses, but consider it in the funds you need available.
