Security Deposit vs. First-Month Prepayment: A HIVEN Booking Guide
Understand a security deposit, first-month prepayment, card registration and monthly billing when booking a furnished residence in Tokyo.

A security deposit and first-month prepayment do different jobs. Under HIVEN’s billing terms, a deposit secures certain verified costs and is not rent. Paid Ahead concerns paying the first month early. Registering a card without a current charge is a third, separate step. [1][2]
When comparing a furnished residence in Tokyo, read the payment breakdown rather than treating every amount collected before arrival as a deposit. The terminology affects what has been paid, what may later be charged and what may be returned.

Does every HIVEN room require a deposit?
The current billing terms describe two possibilities. Where the listing includes a deposit, the initial Unconfirmed checkout charges it through Stripe. Where there is no deposit, that step registers the card for later charges and shows Due today as zero. [1]
This is why neither “HIVEN always charges a deposit” nor “HIVEN has abolished all deposits” follows from the reviewed pages. Check the specific listing and checkout amount. A current room advertisement should not be generalized to every room or future date.
Is a deposit only a temporary card hold?
The terms describe it as an actual charge, not a card hold. It secures amounts such as unpaid rent, damage or loss, unreturned keys or access cards, and guest-responsible extra cleaning or restoration. Ordinary wear is excluded. [1]
Keep the deposit receipt separate from rent records. If the amount was charged, its later settlement should be understandable as its own transaction rather than silently assumed to cover the first month.
What happens when no deposit is collected?
No deposit does not remove responsibility for verified costs. The billing terms say such costs may be billed to the registered card where applicable. [1]
Likewise, Due today zero is a timing statement about that checkout step. It does not mean the accommodation is free or that the card can never be charged. Review future rent, cancellation conditions and any separately displayed fees before registering it.
How is Paid Ahead different?
Paid Ahead brings the first-month payment forward after reservation confirmation when the option is available. It does not by itself redefine a security deposit as rent or prove that later monthly payments are settled. [2]
For budgeting, make separate lines for an applicable deposit, first-month payment, one-time charges and later months. The business disclosure says a listed cleaning fee and service fee may apply, so use the actual itemization rather than only the headline monthly rent. [3]

How is a charged deposit settled?
The terms describe a review after checkout, deduction of approved claims where applicable, and refund of unused deposit when eligible. Verified costs exceeding the deposit may be billed separately. [1]
Ask for the itemized basis if a deduction appears. Do not assume a fixed return date or an automatic full refund without reviewing the settlement. A deposit receipt, a rent invoice and a cancellation calculation answer different questions.
FAQ
Is the security deposit deducted from first-month rent?
The reviewed terms say it is not rent. Do not assume an offset unless your booking explicitly confirms one.
Is a no-deposit room also free of cleaning fees?
Not necessarily. Read the fee breakdown; deposit and cleaning charges are separate.
Can I call every upfront payment a booking deposit?
Not by itself. Check whether the record shows a completed charge or only a registered payment method.
Does card registration mean I have paid?
That can confuse customers. Use the exact payment label and explain whether it is security, rent or another charge.
